Here are some questions with relevant answers that are useful to our guests.

Is a car necessary? - Can we come by train?

Yes, we think it is necessary, in the countryside there is no public transport.
But the nearest grocery stores, supermarkets, ATMs, post office, pharmacy are about 4 kilometers away. All close but not on foot.
If you arrive by train:
The station of Castiglione is 9 kilometers away, that of Chiusi 12; we recommend getting off at the CHIUSI-CHIANCIANO station, where taxis are always available and there is a car rental right in front.
By prior arrangement, it is possible to make an appointment at the station (extra service)
Bicycles can be rented, we would make it easier for you to rent them.

Do you accept pets?

Yes, your four-legged friends are welcome; they pay a contribution of 5 € uro per day each but you are guaranteed not to find others in the structure (their reciprocal relationships are not always peaceful)
Of course they must not disturb other guests.
They can’t access the pool, of course.

How many people enter an apartment?

We have several sizes. The maximum occupancy is:
• PEGASO: 3 people + a small child.
• CASSIOPEA: 5 people
• ORIONE: 2 people (+ 1 baby)
• BEAR MAJOR: 3-4 people
• SOLITUDE: 6-7 people

Parking area?

We have a nearby shady car park available for guests. Free.
Upon arrival and departure, it is possible to access the vicinity of the apartment by car.

How are the apartments?

All apartments have one, two or three double or twin bedrooms, a large living room with kitchenette and one or two bathrooms. The bedrooms, very spacious, can be prepared with a double bed or two twin beds; in almost all rooms you can prepare a third bed or a safety bed for children up to three years old.
All have a large panoramic terrace, for exclusive use, furnished with umbrellas, tables, chairs and armchairs. It is in common for Orion and Ursa Major

Do we have to bring linen?

No, we provide all bathroom, bed and kitchen linen.

Cleaning of the apartments:

Preventive and subsequent free; ditto for cleaning and linen change for stays over a week

What will we find in our apartment?

In the living room there is a television, also connected to the satellite.
The cooking side is very well equipped, with 4 burners, an oven, a fridge, as well as a bread cutter, a toaster and a kettle. The dishes are very complete: plates, bowls, glasses, cutlery, pots, pans, all possible kitchen accessories.
In the apartments you will find a small reserve of sugar, salt, coffee, vinegar and olive oil. In the fridge a bottle of water and a carton of milk.

How are the bathrooms?

All bathrooms have the four classic elements (including shower cabin and bidet) and are equipped with hairdryer.

Do you have high chairs and baby cots?

Yes, we have two high chairs and three cots for children up to about three years, all branded.
We also have a baby bath, a walker, in general everything that can be used for the “newly born”.

Non-smoking apartments?

No, as there is no possibility to guarantee that no one has smoked in the apartment.

Is there air conditioning?

No, there is no need here, we are on top of a hill, very close to the woods, there is always a little ventilation. However, in the apartments, more for scruple than anything else, there are fans, but they are rarely used.

Is there heating?

In the apartments of the farmhouse Winter heating is centralized, with radiators.
In Solitude, heating is ensured by a large, very efficient pellet stove.

Do you accept stays of even one night?

No, we are sorry, but this place is so beautiful that it is worth enjoying it as long as possible, in low / mid season the minimum stay is two nights, in high season three nights.

Are there any common areas?

We have a large swimming pool, a common room, a flower garden, a laundry-ironing room, a large wood.
All for free use. (see the various items).

Is there a swimming pool?

We have a large swimming pool (6 x 12) placed in a panoramic point and sheltered from external eyes.
Pool opening hours: 8.00 – 13.00 and from 15.30 to 20.00. In respect of the other guests.
The maximum depth is 1.50 meters. Near the edges it is 1 meter deep. It is not suitable for diving.
The water is filtered on average 4 times a day.

Do you have a common room?

In the large common room there are three tables and an adequate number of chairs and armchairs. We also have a small library and numerous board games.
There is also a fireplace (braciata possible) and a pod coffee machine.

What is all around?

We are on top of a hill, on the edge of a large forest, very close, which descends to the lake of Montepulciano (protected natural reserve) with equipped paths.

What are the main attractions of the area?

Around us there are about twenty cities of art and tourist destinations of great importance, such as Siena, Perugia, Arezzo, Assisi, Montepulciano, Pienza, Cortona, Città della Pieve, Panicale, as well as archaeological sites such as Chiusi (museum and Etruscan tombs , Roman cistern)
A short distance away are the splendid small Etruscan museums of Chiusi, Chianciano and Sarteano. Very suggestive painted tombs in Chiusi and Sarteano
Also not to be overlooked are the fascinating islands of Trasimeno.
All around there are half a dozen primary spa resorts as well as attractions and entertainment for young and old of all ages, even for the little ones: Città della Domenica, Tavernelle intercommunal swimming pool also equipped for children.
Castiglione del Lago, a small town that is part of the Association of the Most Beautiful Villages in Italy, of which our former mayor is president, offers numerous points of interest, first of all the “Palazzo Della Corgna-Rocca del Leone” route, which allows you to admire the frescoes of Pomarancio and from three sides the view of Lake Trasimeno with its islands through the branches of the surrounding pines: a real spectacle! It is 9 kilometers away from Colle sul Lago on paved and smooth roads.

Spoken languages:

French and English perfectly; a little bit of Spanish and German.


Wi-Fi is available free of charge throughout the hotel. The fiber does not arrive here in the countryside, but as a rule the connection is satisfactory.

Things to pack

OIn addition to personal effects, bring your bathing suits and towels.

Arrival / departure time:

Check-in is usually between 15 and 19.00, but by prior arrangement you can also arrive outside these hours. The check-out would be before 10.00, but even here there may be exceptions, to be agreed.

Do you serve meals? the breakfast?

We have no restaurant. We provide everything you need (abundant) for breakfast on the 1st day. Each apartment has a very well equipped kitchen (see above)

Is the city tax included in the rate?

No, it must be paid in cash. But it is 0.90 cents a day, only for people over 14 and only for the first 5 days.
Suspended in 2020.

Methods of payment and deposit. Credit cards?

When booking, we require an advance of about one third of the total, to be paid by bank transfer. The balance upon arrival, in cash or by credit card (No American Express or Digest)

What happens if we cancel the reservation?

If the cancellation is made up to two weeks before arrival, we will return the deposit in full. A week before the half, from 7 to 3 days before no refund, less than three days before the full amount of the stay is due.
For reservations through Booking.com, specific rules apply.

Heating cost: 12 € uro per day in Pegaso, Orione and> Orsa Maggiore, 18 € uro in Cassiopea. To Solitude according to consumption: 6 € uro for each bag of pellets consumed.

Cost of extra beds: free.

Do you have any particular recommendations?

We are in the countryside, expect to live differently from the city, but in harmony with the other guests and especially with nature.

The closest are about 4 km.

What are the most notable local products?

MHoney, olive oil, wine, vinegar, beef (“Chianina” breed, famous throughout the world), poultry, eggs, vegetables, seasonal fruit.
The Trasimeno bean, a very delicate and refined legume, is well known and appreciated.

What are the culinary specialties of the area?

• Tegamaccio, very well known and imitated throughout the Trasimeno area. Stewed lake fish, cooked according to traditional rules on the grill. It comes from the two towns of the lake of Montepulciano: Binami and Mugnanese.
• Spaghetti with fish roe (usually spicy)
• Brustico: barbed and toasted fish, seasoned with oil and lemon
• Grilled Chianina steaks
• Torta al testo (salty piadina)
